Freehold is specific to place and title

Foreign ownership is available in designated areas, with rules that vary across the Emirates. The legal description on the reservation and sale documents should match the property being presented.

Buyers should confirm the owner, project registration, escrow arrangements where applicable and the route by which the title will be issued.

Registration is part of due diligence

The relevant land department maintains the official property record. Broker, developer and project credentials should be checked through the appropriate regulator or registration service.

Financed purchases add lender valuation, eligibility and mortgage documentation. Model those steps early rather than treating finance as a handover-stage decision.

Residency is a separate eligibility process

Property ownership may support a residence application when current conditions are met, but ownership does not automatically guarantee approval. Value thresholds, finance rules and documents should be verified with the responsible authorities.

Legal, tax, estate-planning and financing advice should be tailored to the buyer's nationality, residence and ownership structure.
