A disciplined way to compare a growing UAE project index across seven emirates without treating every launch as an equivalent investment.
A catalogue is not a recommendation
A large project universe is useful only when it is structured. The first pass should remove irrelevant geography, unsuitable residence types and delivery horizons that do not match the investor’s plan.
The second pass is qualitative: developer record, master-plan maturity, competing supply and the practical usability of each layout. A lower entry price does not automatically create a stronger investment case.
Read the completion curve
Projects completing in the same period compete for tenants, buyers and fit-out capacity. Review handover clusters at community level and understand which units have genuinely differentiated views, layouts or service propositions.
For off-plan buyers, liquidity before completion is never guaranteed. Reservation decisions should be made with a clear hold strategy and sufficient contingency.

Filter the market, inspect the project media and floor plans, then verify live inventory with an advisor. The purpose of the index is to make the shortlist smaller and the final questions sharper.
