Separate activity from pricing
A rising transaction count does not automatically mean every unit is appreciating. Volume, value, price per square foot and product mix should be tracked separately.
Off-plan launches can lift volume while ready-market liquidity behaves differently. Mortgage registrations add another layer because they reflect financing activity, not only new buyer sentiment.
Watch the completion calendar
Handovers influence rent, vacancy, resale listings and furnishing demand. A buyer should know how many comparable units complete in the same district during the intended hold period.
New supply is not automatically negative. It can improve amenities and district maturity, but it can also pressure rents if too many similar units arrive together.
Turn data into decisions
Each month, refresh comparable sales, asking-price spreads, rental evidence, handover timing and developer announcements. The goal is not to predict every move, but to know when a shortlist assumption has changed.
